Steps in the Home Buying Process
Once you have found the perfect home….
1. You will need to speak to a lender and get pre-qualified for a mortgage loan.
2. You will make an offer on the property…
Bring your Pre-Approval letter with a personal check for your Earnest Money. This check will be deposited immediately after the contract is accepted. Remember, your Buyer’s Agent is there to assist you and will act in YOUR best interest.
3. You will need to contact your lender …
Take them all of the documents needed to get the Mortgage process started.
4. Our closing manager will then schedule the Home Inspections and Closing with the attorney of your choice.
5. Choose a company to carry your homeowners insurance. Complete this at least two weeks prior to closing. Notify your Buyer’s Agent with the information.
6. The Home Inspection
You should be present for the inspection. Your Buyer’s Agent will also be present. Allow yourself 1-2 hours to complete the inspection depending on the size of the home.
7. Discuss the home inspection issues with your agent, discuss how to proceed, and then sign a repair agreement.
8. Two weeks before closing, call and set up service with the following: (numbers are included in this guide)
a. Utility Company (Request a credit letter from your current Utility company to try to avoid a deposit, use the words “transfer of services” when you call.)
b. Water Company
c. Gas Company
d. Telephone Company
e. Cable Company
9. The Walk-Through
Walk-through the property with your agent just prior to closing to insure that everything is in working order and nothing has been damaged.
The property should be in “broom-swept” condition.
10. Closing Day!!
Your agent will notify you prior to closing with an amount of money to be brought to closing (cashiers check). Your lender may have previously given you an estimated amount. You will meet at the Attorney’s office to complete the transaction.
